The architect/general contractor is a professional, registered at the French National Order of Architects, who is also equipped with another company (generally a LIMITED COMPANY) allowing him the integration and control of all operations of construction in his activity. In the architect/general contractor’s organization, the architectural studies are subcontracted to an architect's office. This organization is in accordance with the provisions of the law because of the distinction of two activities : general contractor and architectural studies.


By dealing with an architect/general contractor, the customer will always be winning, because he is generally provided with lower quotations than proposed during "classical" calls for tender. This tariff advantage is mainly due to the architect/general contractor’s development of relationships with the construction companies he works with. They consider architect/general contractors as "business contributors". Furthermore, they are capable to create customer loyalty which appeals to the companies working with them. And above all, they keep total control of the operations " from A to Z", a sure way to please companies in charge with constructions, who are offered guarantees of payment which they could not be able to have when working 'directly' with the final customer. The advantage of the customer is to have a single contact throughout the process of construction.


The architect/general contractor proposes to his customer a turnkey offer which includes the study of the building, the costs of construction and the insurances. This offer describes clearly the services, and commits the architect/general contractor regarding costs and date of delivery of works. According to the complexity of the project, this offer is realized after two or three working meetings with the customer, or after a paid preliminary research mission. This mission can include different tasks as the research of a plot of land, the programming study, the complex statements of existing buildings, architectural studies, the realization of a participative approach with the employees of the company …


Once the contract is established and signed by the parties, the architect/general contractor realizes the studies within his firm of architecture and subcontracts the works. Regular meetings contribute to verify the conformity of studies and works with regard to the customer’s expectations and with regard to the contract. This procedure is appreciated by the customers who rarely build (some of them for the first time). It allows them to obtain very quickly a commitment on costs, and avoids them signing a multitude of works contracts, and managing numerous invoices. It also allows to have a fast and firm commitment on prices, and to be assured of quality and of deadlines.
